## What residential eicr certificates involves, and who needs it
A residential EICR is a periodic inspection and test of the fixed electrical installation in a dwelling: the consumer unit, circuits, protective devices, earthing and bonding, sockets, switches and light fittings. It reports whether that installation is in a satisfactory condition and lists anything that is not.

For rented property it is the document that letting agents, tenants and local authorities ask for, and the one that a managing agent will chase before releasing a tenancy. For HMOs and portfolios it is the backbone of the property compliance file, sitting alongside appliance testing, alarms and emergency lighting where applicable.

### Why professional delivery matters

In an occupied home, an electrical fault is not an abstraction. Faulty circuits, missing RCD protection and compromised earthing put families at risk of shock and fire in a building they cannot leave at five o'clock.

## Residential EICR detail: dwellings, HMOs and older stock
Housing stock across London and Buckinghamshire ranges from new-build apartments to Victorian conversions with sixty years of accumulated alterations. Scope and findings differ accordingly.

### Single lets, flats and houses
A typical dwelling inspection covers one consumer unit and a modest circuit count: ring finals, lighting, cooker, shower and any outbuilding or garden supply. Attention concentrates on RCD protection, bonding to gas and water services, bathroom zoning and the condition of accessories in kitchens and bathrooms where moisture and heat accelerate wear.

### HMOs and shared housing
Houses in multiple occupation carry higher occupancy, more appliances per circuit and communal areas with landlord-supplied lighting and equipment. Inspection covers the landlord supply and communal circuits as well as individual rooms, and often sits alongside emergency lighting and alarm requirements for the same property.

### Older installations and part-rewires
Rubber or fabric insulated cabling, rewireable fuse boards, unearthed lighting circuits and mixed-era alterations are still common in older conversions. These are recorded honestly with the appropriate code, and where a part-rewire is the sensible answer we say so rather than proposing a full rewire by default.

### Consumer units and RCD protection
Board condition, device ratings, discrimination and RCD or RCBO operation are central to any residential report. Absence of RCD protection on circuits serving socket outlets or cables buried in walls is one of the most frequent findings, and one of the most impactful to correct.

### Bathrooms, kitchens and outbuildings
Bathroom zoning, supplementary bonding where required, IP-rated accessories, extractor supplies, garden and shed feeds and outdoor sockets are checked specifically. Garden supplies added informally over the years are a recurring source of C1 and C2 observations.

### EV charging and higher household load
Chargers, heat pumps, electric showers and home offices have changed the load profile of dwellings designed for far less. Inspection considers whether the existing supply, board and protection still suit how the property is now used.

### Residential versus commercial reports
Residential inspections are single-phase, smaller in circuit count and driven by letting requirements and occupant safety. Commercial reports involve three-phase supplies, sub-mains, plant and staged isolation. For landlords who also hold commercial units, we co-ordinate both under one point of contact.
