Service overview

## What remedial works for fire compliance involves, and who needs it
Testing tells you what is wrong. Remedial works are what make it right. An EICR with C1 and C2 observations, a fire alarm service with outstanding faults, a door inspection listing failed closers and seals, or a fire risk assessment with an unactioned plan all describe the same situation: identified risk still present in the building.

We carry out the remedial works arising from fire and electrical compliance activity, our own reports or another contractor's, so observations are closed out, evidenced and removed from your open actions rather than carried forward year after year.

Works are delivered across offices, multi-tenanted buildings, HMOs and residential blocks, retail, warehousing, care settings and schools throughout London, High Wycombe and the surrounding areas.

### Why professional delivery matters

- Remedial work must be evidenced to count. Completion without documentation leaves the finding technically open at the next inspection.
- Sequencing matters: isolation windows, occupied areas, trading hours and interactions between electrical and fire works all need co-ordinating.
- Prioritisation keeps cost controlled: immediate danger first, urgent next, improvements planned, instead of one unaffordable list.
- Using one team from finding to fix removes the argument between the contractor who coded the observation and the contractor asked to clear it.

### Who this is for

- Anyone holding an unsatisfactory EICR needing a satisfactory outcome
- Responsible persons with an unactioned fire risk assessment plan
- Managing agents and landlords closing out communal area findings
- Facilities management companies clearing defects across a portfolio
- Main contractors needing compliance resolved before handover
- Businesses under insurer, tender or audit pressure with a fixed deadline

### When it is needed

- Immediately, where a C1 or an immediate-priority fire finding exists
- Before a lease, sale, handover, insurance renewal or tender deadline
- When an enforcing officer or insurer has raised specific findings
- When repeated inspections keep listing the same unresolved observations
- After a refit or change of use has invalidated existing arrangements
- As part of a planned programme spreading works across budget periods

The cost of leaving it

## Why identified-but-unfixed is the worst position to be in
An unactioned observation is documented proof that the risk was known. Where an incident occurs, the existence of a report identifying the defect, combined with no record of it being corrected, is precisely the evidence used to establish that the responsible person was aware and did nothing.

Insurers apply the same reasoning. A claim involving a defect listed on a report the insured held, with no remedial evidence, is exactly the claim that gets contested. The report intended to demonstrate diligence becomes the document used against you.

Commercially, unresolved findings block progress. Handovers stall, tenders are scored down, tenancies are delayed, and buyers' surveyors retain funds. Meanwhile the work itself does not get cheaper: loose terminations heat, damaged seals degrade, and small corrections escalate into replacements.

### Common mistakes we are called in to fix

- Filing an unsatisfactory report and assuming the next inspection will resolve it.
- Fixing defects without recording what was done, so nothing is evidenced.
- Tackling cheap C3 improvements first while C1 and C2 items remain open.
- Using a general maintenance contractor for fire-rated components with non-rated substitutes.
- Leaving no gap between inspection and deadline for the works the inspection will inevitably generate.Call 07597 452886

Our process

## How we deliver remedial works for fire compliance
Every job follows the same sequence, co-ordinated by a dedicated Operations Manager so attendance fits around your occupants and trading hours.

- 01
### Report review and free quote
Send us your report, ours or another contractor's. We review every observation, confirm scope and issue a fixed, itemised quote at no cost.

- 02
### Prioritisation
Findings are ordered by risk: immediate danger first, then urgent items, then improvements that can be planned across budget periods.

- 03
### Planning and RAMS
Our Operations Manager agrees isolation windows, access and out-of-hours attendance, and issues risk assessments and method statements on request.

- 04
### Works delivery
Electrical and fire remedials are carried out: board and circuit work, bonding, protective devices, alarm and detection faults, emergency lighting, seals, closers and ironmongery.

- 05
### Verification
Completed work is retested or re-inspected as appropriate to confirm the observation is genuinely cleared rather than visually tidied.

- 06
### Evidence pack
You receive digital evidence of completion, typically within one day of payment, referenced to the original observations so your file reads finding to resolution.

What you get

## Outcomes, not promises

### A closed file, not an open list
Observations cleared and evidenced, so the same items do not reappear at your next inspection.

### Deadlines met
Works sequenced around lease, handover, insurance and tender dates rather than contractor convenience.

### Costs you can stage
Prioritised, itemised quotes let you clear danger immediately and plan improvements across budget periods.

### One contractor, one accountability
The team that codes the observation completes and evidences the fix, removing the blame gap between contractors.

### Work delivered around occupants
Isolation windows and out-of-hours attendance so live buildings keep operating.

### Evidence that satisfies third parties
Documentation referenced to the original findings, ready for insurers, agents, auditors and enforcing officers.

## Remedial works detail: what we close out
Remedial scope spans both electrical installation defects and fire safety system findings, which is why they are usually best handled together.

### Electrical remedials from EICR observations
Loose or heat-damaged terminations, missing or inadequate RCD protection, defective protective devices, obsolete or damaged distribution boards, damaged accessories and cabling, incorrect circuit protection, missing circuit identification and out-of-date board schedules. Work is sequenced around agreed isolation windows and retested on completion.

### Earthing and bonding
Main protective bonding to incoming services, supplementary bonding where required, undersized or missing earthing conductors and compromised earth paths. These are among the most common EICR findings and, corrected properly, among the most cost-effective improvements to installation safety.

### Fire alarm and detection faults
Contaminated or failed detectors, faulty call points, dead sounder circuits, panel faults, degraded standby batteries, disabled zones left disabled, and detector type or siting changes to eliminate chronic false alarms. Interfaces to door releases and plant shutdown are verified after correction.

### Emergency lighting defects
Battery and lamp replacement, failed luminaires, fittings isolated or disconnected during a refit, missing or incorrect exit signage, and coverage gaps at changes of direction or final exits created by later partitioning.

### Fire door remedials
Intumescent and smoke seal replacement, closer replacement and adjustment so doors close and latch from any position, fire-rated hinge and ironmongery replacement, gap correction, threshold adjustment after new floor coverings, and glazing or beading rectification. Non-rated substitutions found during inspection are replaced with compatible components.

### Extinguisher provision corrections
Replacing units that are beyond service, correcting type against the risk in each area, particularly wet chemical in commercial kitchens and CO2 near electrical equipment, refitting brackets and stands, and reinstating signage so units can be located by unfamiliar occupants.

### Fire risk assessment action closure
Actions from an accredited assessment translated into completed work: housekeeping and storage on escape routes, signage, detection coverage, door performance, lighting and equipment provision, each recorded against the original action reference so the assessment can be reviewed as resolved.

### Commercial and residential differences
Commercial works revolve around isolation planning, trading hours and multi-tenant boundaries. Residential and HMO works revolve around resident access, notice periods and prioritising the doors, detection and escape routes that protect sleeping occupants. Both are co-ordinated by the same Operations Manager and evidenced the same way.

How much do remedial works cost?Every quote is itemised against the specific observations in your report, so you can see the cost of each item and decide what to complete now and what to plan. Quotes are free.

Will you work from another contractor's report?Yes. Send us the EICR, service record, door report or fire risk assessment and we will review the observations and quote the works needed to clear them.

How quickly can you attend? Our engineers are mobile and we are frequently able to attend at short notice, which matters most where a C1 or immediate fire finding exists. Call us with your deadline and we will tell you honestly what is achievable.
