Service overview

## What fire risk assessments involves, and who needs it
A fire risk assessment is the document that drives everything else. It identifies the fire hazards present, the people at risk, the adequacy of existing precautions, and the actions required to reduce risk to an acceptable level. Alarm testing, emergency lighting, extinguishers and fire doors all sit downstream of it.

Test Master UK delivers fire risk assessments in partnership with IFSM and FPA-accredited fire safety specialists, so the assessment itself is produced by accredited assessors, and because we also carry out testing and remedial works, the actions it generates can be closed out by one team instead of coordinating three.

We arrange assessments for commercial premises, multi-tenanted buildings, HMOs and residential blocks, care settings, schools, retail and industrial sites across London, High Wycombe and the surrounding areas.

### Why professional delivery matters

- An assessment is only useful if the assessor understands the building's actual use, not the use assumed by its original design.
- Prioritisation is the hard part. A list of thirty undifferentiated actions gets ignored; a ranked list with realistic timescales gets completed.
- Accredited assessors bring the standing the document needs when it is examined by an insurer, enforcing officer or lender.
- Actions need an owner. Where they involve alarms, lighting, extinguishers, doors or electrical work, we can carry them out and evidence completion.

### Who this is for

- Responsible persons and duty holders under fire safety legislation
- Commercial landlords, property owners and managing agents
- HMO operators and residential block freeholders
- Facilities management companies covering client portfolios
- Care homes, supported living and education premises
- Retail, hospitality, office and industrial occupiers

### When it is needed

- When no current assessment exists, or the existing one predates the current occupier
- After a change of use, refurbishment, extension or significant layout change
- When occupancy, staffing or sleeping risk changes
- Following a fire, near miss or false alarm pattern
- When an insurer, enforcing authority or lender requests it
- On routine review, so the assessment stays a live document rather than an archive file

The cost of leaving it

## The risk of an out-of-date or unactioned assessment
An assessment written for a building that no longer exists in that form is worse than none, because it provides false assurance. Partitions have moved, occupancy has grown, storage has appeared on escape routes, and the strategy the document describes no longer matches the premises anyone would evacuate.

More common still is the assessment that was completed properly and then filed. The actions sit unaddressed, year after year, each one now documented evidence that the risk was identified and knowingly left in place. That is a materially worse position than never having assessed at all.

Enforcement, insurance and commercial consequences all attach to the responsible person. Where a serious incident occurs and the assessment was absent, outdated or unactioned, the consequences are personal, not just corporate, and lenders, insurers and prospective tenants increasingly ask to see the document before they commit.

### Common mistakes we are called in to fix

- Treating the assessment as an annual box to tick rather than a live document reviewed after every material change.
- Filing the report without assigning owners and dates to the actions it contains.
- Assessing the demised area only and ignoring communal escape routes and risers in multi-let buildings.
- Assuming the managing agent, landlord or tenant has done it, without confirming who the responsible person actually is.
- Commissioning a cheap generic template that does not reflect the building or its occupants.Call 07597 452886

Our process

## How we deliver fire risk assessments
Every job follows the same sequence, co-ordinated by a dedicated Operations Manager so attendance fits around your occupants and trading hours.

- 01
### Scoping and free quote
We establish premises type, size, occupancy, sleeping risk and building complexity, then confirm a fixed price with an accredited assessor allocated.

- 02
### Site attendance
The assessor walks the premises: escape routes, compartmentation, ignition sources, fuel loads, storage, housekeeping, plant and high-risk areas.

- 03
### Review of existing precautions
Alarm and detection, emergency lighting, extinguishers, fire doors, signage, evacuation arrangements and existing records are examined against the risk.

- 04
### People at risk
Occupants, visitors, contractors, lone workers, sleeping occupants and anyone requiring assisted evacuation are considered specifically.

- 05
### Prioritised action plan
Findings are recorded with a clear priority and timescale so you know what must happen first and what can be planned.

- 06
### Report and remedial delivery
You receive the assessment digitally, typically within one day of payment, and we can carry out testing and remedial works to close the actions out.

What you get

## Outcomes, not promises

### Accredited, defensible assessment
Produced with IFSM and FPA-accredited fire safety specialists, so the document stands up when it is examined.

### Actions you can actually complete
Prioritised findings with realistic timescales rather than an undifferentiated list.

### One team from finding to fix
Alarm, lighting, extinguisher, door and electrical actions delivered by the same contractor that holds the record.

### A strategy that matches the building
Assessment based on how the premises is used now, including layout and occupancy changes since it was built.

### Confidence for insurers and lenders
A current assessment with evidenced action closure is what third parties ask for before they commit.

### Protection for the responsible person
Documented identification and resolution of risk, rather than identified risk left standing.

## Fire risk assessment detail: scope, premises types and review
Scope and depth vary considerably with building type, occupancy and whether people sleep on the premises.

### What the assessment examines
Ignition sources and fuel loads, escape route provision and protection, compartmentation, detection and warning, emergency lighting, firefighting equipment, signage, evacuation strategy and drills, management arrangements, contractor control, housekeeping and storage, and the completeness of existing testing records.

### People at risk
Employees, visitors, contractors, lone and night workers, young people, residents, and anyone who would need assistance to evacuate. Sleeping occupancy fundamentally changes the strategy, which is why HMOs, blocks and care settings receive deeper treatment than a daytime-only office.

### Offices and multi-tenanted commercial buildings
Assessment covers the demised area and, where applicable, communal routes, risers and plant. In multi-let buildings the boundary between landlord and tenant responsibility is defined explicitly, because gaps at that boundary, typically risers, corridors and shared stairs, are where assessments most often fail to reach.

### HMOs and residential blocks
Sleeping risk, flat entrance door performance, protected stairwells, communal detection, storage in corridors and residents requiring assistance all take priority. Access to individual dwellings needs planning with residents, and findings usually interact directly with fire door inspection and communal alarm testing.

### Care homes, supported living and schools
Assisted evacuation, staff ratios, progressive horizontal evacuation strategies and vulnerable occupants shape both the assessment and the action plan. These premises typically require more detailed evacuation planning than the physical precautions alone would suggest.

### Retail, hospitality and industrial premises
Public occupancy, unfamiliar occupants, trading hours, kitchen and cooking risk, stock storage on routes, and process or plant hazards in industrial settings all feature. Housekeeping and storage discipline are frequently the highest-impact, lowest-cost actions identified.

### Action plans and priority
Every finding carries a priority and timescale. Immediate items, a blocked escape route, a wedged fire door, missing detection, are flagged for same-week attention. Medium and longer-term items are structured so they can be budgeted and sequenced rather than triggering an unaffordable single programme.

### Review and keeping it live
An assessment should be reviewed regularly and after any material change: refurbishment, change of use, occupancy increase, incident or near miss. Where we also carry out your testing, the ongoing records feed directly back into that review rather than being reconstructed each time.
