## What fire door inspection involves, and who needs it
Fire doors are the part of a building's fire strategy that people interact with every day, and the part most easily defeated. A door only performs if the leaf, frame, hinges, intumescent and smoke seals, glazing, closer and gaps all work together as a set. Change one element, a wedge under the door, a replaced hinge, a bolted-on sign, a new floor covering raising the threshold, and the assembly no longer behaves as intended.

Inspection records the actual condition of each door against what it is supposed to achieve: does it close fully from any position, does it latch, are the gaps within tolerance, are seals continuous and undamaged, is the glazing intact and correctly beaded, and is there anything holding it open that should not be.

## What a defective fire door costs during a fire
Compartmentation is what keeps a fire in the room it started in and keeps escape routes usable while people leave. A door that will not close, will not latch, or has a gap wide enough to pass smoke removes that protection entirely, and smoke, not flame, is what disables and kills occupants first.

In residential blocks and HMOs the consequence is sharper still, because the strategy often depends on containment within a flat. A flat entrance door that fails means smoke enters the only stairwell residents have.

## Fire door detail: components, tolerances and common defects
A fire door is a tested assembly. Inspection examines each component and how they behave together.

### Leaf, frame and certification evidence
The leaf must be undamaged, unmodified and correctly hung in a compatible frame, with no unauthorised cutting for services, letterplates or vision panels. Certification labelling on the leaf edge or head, where present, is recorded, along with any evidence that later alterations have invalidated the original assembly.

### Intumescent and cold smoke seals
Intumescent seals expand under heat to close the gap between leaf and frame; smoke seals restrict cold smoke passage at ambient temperature. Both are checked for continuity, correct fitting in the groove, damage, paint contamination and missing sections, particularly on pairs where one leaf is often overlooked.

### Gaps and alignment
Head and jamb gaps, threshold clearance and the meeting stile on pairs are measured. Excessive gaps allow smoke passage before intumescent activation; insufficient clearance causes binding, which leads occupants to prop the door. Alignment, warping and frame movement are recorded where present.

### Hinges and ironmongery
Correct number, type and condition of hinges, secure and complete fixings, and fire-rated locks, latches, handles and letterplates all form part of the assembly. Non-rated substitutions fitted during routine maintenance are one of the most frequent findings.

### Closers and hold-open devices
Self-closing devices must close the door fully and engage the latch from any open position, not only from wide open. Closers adjusted down for ease of use are extremely common. Hold-open devices are only acceptable where they release on alarm activation, and that interface is confirmed as part of inspection.

### Glazing and vision panels
Glazing must be fire rated, intact, correctly beaded and appropriately sized for the door. Panels cut in after installation, or beading replaced with standard timber during repair, compromise the assembly and are recorded as defects.

### Flat entrance doors in blocks and HMOs
Flat entrance doors carry particular importance because containment within the dwelling protects the shared escape route. Access requires resident co-operation, so inspections are scheduled with notice, and findings on these doors are typically prioritised above less critical internal doors.

### Commercial versus residential doors
Commercial premises tend to have higher door traffic, more hold-open devices and ironmongery wear, with defects driven by use and fit-out changes. Residential blocks concentrate risk in flat entrance and stairwell doors, with defects driven by resident alterations and redecoration. Inspection method is the same; prioritisation and access planning differ.
