## What commercial eicr certificates involves, and who needs it
An Electrical Installation Condition Report is a formal inspection and test of the fixed electrical installation in a building: the distribution boards, circuits, protective devices, earthing and bonding, accessories and containment that sit behind the sockets rather than plugging into them. It records the condition of that installation against current standards and lists anything that is unsatisfactory.

Commercial EICRs, often called fixed wire testing or periodic inspection, are what insurers, managing agents, main contractors and enforcing bodies ask for when they want assurance that the building itself is electrically sound. Unlike PAT testing, this is about the infrastructure: what happens when a circuit is overloaded, when an earth path is compromised, or when someone has added a spur to a board nobody has documented.

### Why professional delivery matters

- Sampling and isolation on a live commercial building must be planned. Getting supplies down safely, at a time that does not stop trading, is as much of the job as the testing itself.
- Observation coding is a judgement call with real consequences: a C1 means danger present and immediate action, a C2 means potentially dangerous and urgent remedial, a C3 is an improvement recommendation. Over-coding creates unnecessary spend; under-coding leaves risk in the building.
- Boards in commercial premises are rarely as-built. Undocumented alterations, borrowed neutrals, mixed protective devices and abandoned circuits all need tracing before results mean anything.

## What an expired or ignored EICR leads to
A fixed installation degrades quietly. Terminations loosen and heat, insulation ages, protective devices lose reliability, and each undocumented alteration erodes the original design. None of it announces itself until a circuit fails, an accessory scorches, or someone receives a shock.

Commercially, a missing or expired EICR is one of the fastest ways to stall a transaction. Lease negotiations, insurance renewals, tenders and contractor pre-qualification all ask for it, and none of them accept a promise that testing is booked. Where an incident does occur, absence of a current report is the first thing raised.

The worst outcome is the unsatisfactory report received under time pressure: C1 and C2 observations landing days before a deadline, with remedial works, isolation windows and costs that nobody has budgeted for.

## Inside a commercial EICR: coding, sampling and remedials
Two reports on the same building can read very differently depending on how they were scoped and coded. Here is how we approach the detail.

### Observation codes explained
C1 means danger is present and there is a risk of injury; immediate action is required and we will make safe where we can on the day. C2 means potentially dangerous, requiring urgent remedial action. C3 is an improvement recommendation and does not on its own make a report unsatisfactory. FI means further investigation is required. A report is unsatisfactory if any C1, C2 or FI is present. We explain each code in plain language so you are not decoding your own report.

### Sampling and scope
Full testing of every circuit in a large building is often impractical in a single visit, so a sampling percentage is agreed in advance and stated on the report. Where sampling reveals a pattern of defects, scope is extended rather than the finding being averaged away. Agreeing this before attendance prevents disputes about coverage afterwards.

### Distribution boards and protective devices
Board condition, device type and rating, discrimination, RCD and RCBO operation, correct circuit identification and the presence of an accurate board schedule all form part of the inspection. Mixed manufacturers' devices within one board and obsolete boards are frequently found and are recorded with the appropriate code.

### Earthing and bonding
Main protective bonding to incoming services, supplementary bonding where required, earthing conductor sizing and the integrity of the earth path are checked. Bonding defects are among the most common findings in older commercial premises and are also among the cheapest to correct.

### Multi-tenanted buildings and landlord supply
In multi-let buildings the landlord supply, risers, plant and communal areas are typically inspected separately from demised tenant areas. Defining that boundary up front avoids the common situation where nobody has tested the risers because each party assumed the other had.

### Alterations, refits and additional load
Office refits, EV charging, additional HVAC and higher IT density all change the load profile of an installation that may have been designed decades earlier. Inspection considers whether protection and capacity still match actual use, not just whether the original design was compliant.

### Commercial versus residential reports
The inspection principles are shared, but commercial installations involve three-phase supplies, sub-mains, larger board counts, mechanical plant and containment systems, and they usually require staged isolation. Residential reports are smaller in scope and driven by letting requirements. We deliver both, and for mixed-use buildings we co-ordinate them together.
