# How often do landlords need EICR testing in England?
By Test Master UK15 October 20262 min read

Service illustration: eicr testingFor private rented homes covered by England's electrical safety regulations, the fixed installation must be inspected and tested by a qualified and competent person at intervals of no more than five years. A report can specify a shorter interval. The date on your own report and the property's circumstances matter more than a generic statement that an EICR testing report always lasts five years.

## Check which requirements apply
The regulations have a defined scope and exemptions. Confirm that the tenancy and property fall within them, and check any additional HMO licence conditions. This guide concerns England; do not apply its rules automatically to a property in Scotland, Wales or Northern Ireland.

Read the last report's next inspection date, outcome and observations. If it recommends an earlier reinspection, the general five-year maximum is not a reason to ignore that recommendation. Changes, damage or concerns about safety may also require attention before the planned date.

## A new tenancy is not automatically a new inspection
A change of tenant does not by itself mean a new EICR testing report is always required where a valid report remains applicable and the installation is safe. Landlords should still assess whether the installation has been altered or damaged and meet the rules for giving the report to tenants.

GOV.UK guidance explains the requirements for supplying reports to existing and new tenants, prospective tenants who request them and the local authority. Keep a record of delivery rather than relying on a report sitting in your own files.

## Act on an unsatisfactory report
Where the report requires remedial work or further investigation under these regulations, it must be addressed within 28 days or a shorter period specified in the report. Obtain the required written confirmation and supply the evidence as the guidance directs. Immediate danger calls for prompt safety action, not waiting until the outer deadline.

Request landlord EICR testing with your last report and due date. For an Ealing property, EICR testing in Ealing offers a local enquiry path.

## Build a property-level reminder system
Record the inspection date, next due date, action deadlines and evidence sent to tenants. Set an internal booking reminder early enough to arrange access and any follow-up. Keep each property's records separate so a portfolio-wide calendar does not conceal an earlier date on one report.

- Confirm the rules and licence conditions for the property.
- Use the report's own next inspection date.
- Track remedial deadlines and written confirmation.
- Retain evidence that reports were supplied as required.
