# How long does an EICR last? Report dates, property changes and earlier checks
By Test Master UK6 November 20263 min read

Service illustration: eicr testingHow long an EICR lasts is a question about the next inspection date, not a guarantee that an installation cannot develop a fault. The report describes its condition within an agreed scope at the inspection date. This guide focuses on using an existing report and recognising changes that may need earlier attention; our separate landlord frequency guide covers the rented-home timetable in England.

## Start with the report's own recommendation
Find the inspection date and recommended next inspection date. Read the reason for the recommendation alongside condition, use and limitations. Do not give every installation a new five-year date merely because five years is familiar from rental guidance.

Outstanding safety actions have separate deadlines. A future periodic inspection date does not permit dangerous findings to remain unresolved. Keep the report and any subsequent investigation or remedial evidence together so the present position is understandable.

## Rental maximums are not universal expiry periods
For rented homes covered by England's regulations, inspection and testing must take place at intervals of no more than five years, or sooner if the report requires it. That does not create the same statutory interval for all owner-occupied homes, businesses or properties in other UK jurisdictions.

For owner-occupied and commercial installations, agree the interval using competent advice, condition, use and applicable requirements. General recommended intervals are not a promise that any particular report remains sufficient until that date.

## Changes and warning signs can need earlier attention
Electrical alterations, damage, changes in demand or use and recurring faults may require assessment before the periodic due date. Appropriate work certificates should be retained alongside the EICR. An alteration does not automatically require replacing every previous document, but its effect on safety and the existing report needs review.

Repeated tripping, burning smells or damaged accessories should not be ignored because a report is recent. Obtain appropriate competent assistance. Immediate danger needs an urgent safety response, not merely a routine EICR booking.

## A new tenant does not always mean a new EICR
For a covered English rental, a change of tenant does not by itself require a completely new report where an existing report remains applicable and the installation is safe. Check for changes or damage and meet the rules for providing the report before occupation.

Discuss the previous report through residential EICR testing or commercial EICR testing. If booking locally, see EICR testing in Greenford. Ask separately about appointment duration: the hours needed to inspect are not the same as the recommended interval afterwards.

- Use the report's actual next inspection date.
- Track urgent action deadlines separately.
- Review alterations, damage and changes in use.
- Retain supporting work and delivery records.
