# HMO fire risk assessments: what landlords should prepare
By Test Master UK2 October 20262 min read

Service illustration: fire safetyAn HMO fire risk assessment should reflect the actual building and the people living in it. A generic checklist cannot decide the right alarm system, door arrangements or escape strategy for every shared house. Useful preparation gives the assessor accurate information about occupancy, layout, existing precautions and how the property is managed day to day.

## Describe the building and its use
Explain the number of occupied rooms, shared kitchens, storeys and any changes in layout or use. Share available plans, the HMO licence and relevant previous assessments. Tell the assessor about unusual arrangements such as commercial space below the accommodation or escape routes shared with another occupier.

Fire safety responsibilities can depend on the building, common parts, ownership and management arrangements. Check the relevant borough's licence conditions and clarify who controls each area. This guide is not a determination of which legal provisions apply to every part of your property.

## Show how precautions are maintained
Provide records for alarms, emergency lighting where installed, fire doors and any firefighting equipment. Identify outstanding defects rather than presenting only satisfactory documents. An assessor needs to understand whether the precautions remain effective in actual use.

Explain how residents receive safety information and report problems. Blocked escape routes, wedged doors and unreported alarm faults are management issues as well as physical observations. An assessment should lead to practical actions that somebody owns.

## Avoid one-size-fits-all equipment decisions
The need for particular systems and equipment should follow the assessment and applicable requirements. Do not install extinguishers or change door hardware solely because another HMO has them. Building layout, residents and the planned response to fire all matter.

Arrange a fire risk assessment with your property information. For local coordination, fire safety compliance in Greenford links the relevant services without assuming one package suits every HMO.

## Turn findings into a managed action list
Record priorities, responsible people and completion evidence. Review the assessment when changes or new information make it necessary; it should not remain static after a conversion or significant change in occupancy. Consult the assessor and relevant authority where you are unsure about a required precaution.

- Share layout, occupancy and licence information.
- Provide maintenance and defect records.
- Explain resident communication and fault reporting.
- Assign owners to actions and retain evidence.
