# HMO fire doors: checks, defects and responsibility
By Test Master UK1 October 20262 min read

Service illustration: fire safetyA fire door is part of the building's fire safety arrangement, not just a heavier internal door. Its condition, closing action, frame and associated components can affect how that arrangement works. HMO landlords should know how to report defects and arrange competent inspection without attempting improvised repairs or assuming one inspection frequency applies to every building.

## Look for problems in normal use
A door that is wedged open, will not close properly or has damaged components needs attention. Residents should know how to report these issues, and routine management visits should not ignore them. Do not remove or disable a closer because it is inconvenient.

Visible checks can identify concerns but cannot establish the performance of an unknown door assembly. Gaps, seals, hardware and suitability need assessment in context. Avoid treating an online gap measurement as the only test of compliance.

## Understand which rules apply
The Fire Safety (England) Regulations contain specific fire-door requirements for certain residential buildings. For example, the duties involving quarterly checks of communal fire doors and annual checks of flat entrance doors concern buildings with a top storey over 11 metres. Those provisions should not be presented as a universal rule for every HMO.

Other fire safety duties and HMO licence conditions may still apply to your property. Check the building's assessment and relevant local requirements rather than assuming that being below a height threshold means no door maintenance is needed.

## Use competent inspection and suitable repairs
An inspection should identify doors and record defects clearly enough for action. Repairs need to maintain the door assembly's intended performance; an unsuitable seal, replacement closer or alteration can introduce a new problem. Keep inspection and repair evidence together.

Request fire door inspection for an agreed door inventory. Where findings relate to a broader property plan, combine them with a fire risk assessment rather than asking the door report to decide the whole escape strategy.

## Make residents part of the reporting process
Explain why doors should not be wedged or altered and provide a straightforward defect-reporting contact. Check reported faults promptly and record the action taken. A door that worked at inspection can be damaged later, so a dated report does not replace ongoing management.

- Identify doors within the property's fire safety plan.
- Report poor closing, damage and missing components.
- Check applicable building and licence requirements.
- Arrange suitable inspection and documented repairs.
