# EICR test checklist: safe preparation for landlords and building managers
By Test Master UK6 November 20262 min read

Service illustration: eicr testingAn EICR test checklist can help a property manager prepare information and access before an inspection. It cannot replace a competent electrician's inspection schedule or prove that an installation has no hidden faults. The checklist below is for organising the visit, not for opening electrical equipment or carrying out live or dead testing yourself.

## Collect the records
Find the previous EICR, electrical installation certificates for later work and any available circuit schedules. Record known faults, alterations and areas controlled by another occupier. Missing documents should be disclosed, not replaced with guesses about how the installation was built.

Check the previous report's due date, observations and limitations. Unresolved findings need their own follow-up, even where a new routine inspection is booked. Provide the complete report rather than only its satisfactory or unsatisfactory summary.

- Previous EICR and next inspection date.
- Certificates for additions or alterations.
- Known circuit and board information.
- Outstanding observations and access limitations.

## Prepare access safely
Agree access to rooms, boards and relevant accessories, including occupied flats or restricted business areas. Give appropriate notice to residents or staff and identify a person who can answer access questions. Do not remove covers or move heavy equipment without an agreed safe plan.

Tell the inspector about inaccessible points before the visit. Limitations should be discussed and recorded; they do not make uninspected areas safe. Avoid promising that every concealed component will be examined simply because a checklist exists.

## Plan power interruptions
Testing can require parts of the installation to be de-energised. Consult those responsible for servers, alarms, refrigeration, medical equipment or other important loads. Agree authorisation, safe shutdown and restart arrangements with the relevant people.

The electrician decides suitable inspection methods and electrical tests. Tests may assess matters such as protective conductor continuity, insulation, polarity and protective device operation as appropriate. This is not a user procedure, and generic lists should not prescribe live testing or switching unfamiliar controls.

## Prepare for the report and actions
Name who receives the report, reviews observations and authorises necessary action. Keep the original results and completion evidence together. A visit marked complete on a calendar does not close an unresolved safety finding.

Arrange residential EICR testing for homes or commercial EICR testing for business installations. Equipment inventories belong to a separately agreed PAT testing service, not automatically to the fixed-installation inspection.

- Agree the installation scope.
- Confirm access permissions and site contact.
- Coordinate safe interruptions and restart.
- Assign report review and follow-up responsibility.
