# EICR report explained: how to read the scope, results and recommendations
By Test Master UK6 November 20262 min read

Service illustration: eicr testingAn electrical installation condition report records the findings of inspection and testing at a particular time. Understanding the full document is more useful than looking only for a satisfactory result. This guide explains the sections a landlord or building manager should read and the questions to ask when the scope or findings are unclear.

## Confirm the property and inspection details
Check the address, inspection date, report reference and inspector details. Make sure the document concerns the correct installation, especially where a building contains separate flats or commercial units. A report for shared areas does not automatically cover every occupier's installation.

Read the purpose of the inspection and any available installation history. Incorrect details should be raised with the issuer. Keep the full document and attached schedules together so the report is not separated from the evidence supporting its conclusions.

## Understand the scope and limitations
The extent of the inspection explains what was covered. Limitations identify relevant restrictions, such as inaccessible areas or parts excluded by agreement. Those restrictions can affect what the inspector can conclude and may need follow-up.

A satisfactory summary does not convert an excluded circuit into an inspected circuit. Ask why a limitation was necessary and whether further access or assessment is advised. Do not remove a limitation from a copy to make the document appear more complete.

## Read observations with test schedules
Observations identify issues and recommendations, while schedules document relevant inspection and test findings. The technical readings need interpretation by a competent person. If a reading or description is unclear, ask for an explanation rather than comparing it with an unrelated example online.

C1 and C2 findings make the outcome unsatisfactory; C3 alone does not. The treatment of FI changed under BS 7671:2018+A4:2026. Check the report's edition and read its advice. Codes are not instructions for DIY repairs and should remain linked to their locations and descriptions.

## Record the next date and outstanding actions
The recommended next inspection date is separate from any urgent remedial deadline. Record both. Keep investigation and completion evidence with the original report; an invoice alone does not demonstrate that an observation has been resolved.

For interpretation alongside a new inspection, request residential EICR testing or commercial EICR testing and provide the complete previous report. Covered rentals have additional rules for supplying copies and remedial confirmation, so maintain evidence of delivery as well as the technical records.

- Correct premises, date and issuer.
- Defined inspection extent and limitations.
- Complete observations and supporting schedules.
- Next inspection date and separate action deadlines.
- Linked completion and delivery evidence.
