# EICR inspection: what happens during a professional electrical assessment?
By Test Master UK6 November 20263 min read

Service illustration: eicr testingAn EICR inspection is a professional assessment of the fixed electrical installation using inspection and appropriate testing. It is not a check of every portable appliance and cannot guarantee that no hidden defect exists. Understanding the process helps a landlord or business manager agree a useful scope and prepare for the report without treating a general guide as electrical testing instructions.

## Before inspection: agree the extent
The provider needs to understand the premises, its use, installation information and previous findings. Agree which boards, circuits and areas are included, along with access arrangements and relevant restrictions. Disclose known faults and alterations before attendance.

A home and a large commercial building may need different planning and inspection time. Ask for a realistic attendance estimate based on your installation instead of relying on a universal two-hour or half-day promise.

## Inspection and appropriate electrical tests
The competent inspector examines relevant installation features and carries out suitable tests within the agreed extent. These can assess matters such as earthing and bonding, wiring condition, polarity, insulation and protective measures. The methods depend on the installation and current professional requirements.

Parts of the installation may need to be switched off safely for testing. Coordinate important loads and authorised shutdowns in advance. Only a suitably competent person should decide and carry out the electrical test procedure; property managers should not remove covers or attempt tests from a checklist.

## Recording findings and limitations
The report records the inspection extent, relevant schedules, observations, limitations and overall assessment. C1 and C2 identify safety concerns requiring immediate or urgent action. Other recommendations need to be read with the report's edition and the inspector's explanation.

Inspection does not normally mean every concealed cable is exposed or every possible future fault ruled out. If parts were inaccessible, read what was limited and ask whether further access or investigation is advised. A limitation must not be hidden behind a general promise of complete compliance.

## After inspection: review and follow up
Arrange for someone to review the full report promptly. Agree appropriate action on findings and retain technical completion evidence. Inspection, repairs and any necessary verification should have clear separate scopes where they are not included together.

Book commercial EICR testing for business premises or residential EICR testing for homes. If equipment checks are also needed, discuss PAT testing separately. For immediate electrical danger, seek urgent competent help rather than assuming a routine inspection appointment is the emergency response.

- Agreed inspection extent and site information.
- Safe access and coordinated interruptions.
- Complete report, schedules and limitations.
- Prompt review, necessary action and retained evidence.
